Our Valuation Division was established in 2001.

We are a team of experienced and respected property valuers and consultants.

At Suburbanite, we have more than 150 years of combined property experience which matches our determination to deliver outstanding solutions across a broad range of property appointments including acquisition programs, divestment strategies and valuation advisory.

As an independent advisory firm, we provide multidisciplinary property solutions for Government, NFP’s and the Registered Clubs’ sector. Our team of qualified valuers currently hold a number of sought after Government appointments including the Property and Development NSW panel.

Our valuation division specialises in government, institutional and corporate valuations. The team are well experienced in complex valuation appointments for compulsory acquisitions, fair value, objections, senior peer reviews and rental determinations.

As a dynamic and proactive firm, we offer every client (regardless of size) a direct working relationship with one of our senior team members. We are known in our profession as acting always with integrity, prioritising client confidentiality and professional, detailed reporting.

Capabilities And Scope

We provide professional and independent property valuation and advisory solutions. Our team specialise in government, institutional and corporate valuations. With a strong history in complex valuation appointments for compulsory acquisitions, fair value, objections, insolvency, senior peer reviews for the VG’s office and rental reviews for large commercial/industrial holdings.

Our major appointments include;

  • Transport NSW for compulsory acquisition
  • Over 10 local councils for voluntary acquisition
  • Viva Energy Australia (Shell branded fuels) Valuer General land objection portfolio including service station sites and refinery sites
  • McDonald’s Australia for their acquisition portfolio
  • Planning Department NSW for voluntary acquisitions
  • Westpac Banking Corporation (internal portfolio)
  • Appointed to the Property and Development NSW Panel
  • Annual engagement to undertake complex valuations and peer reviews for the Valuer General Objection of sites valued between $300Mil to $550Mil per site

Seniors ‘buy-back’ valuations

  • With the legislative changes in seniors and retirement living communities taking effect, operators now have a legal requirement to ‘buy-back’ ILU’s when the resident wants to exit.
  • This can raise disputes over pricing and capital gains when a buy back is triggered.
  • At Suburbanite, our team of experienced valuers specialise in Seniors and hold certified practicing valuer standing with the API.
  • We can provide a compliant and independent valuation to facilitate the negotiations when a buy back is triggered.

The legislation states that when a price can not be agreed upon, that to calculate the exit entitlement, the estimated sale price for the property and any capital gains must be worked out by;

an independent property valuer”

Some states require this valuation to be obtained within 14 days.

We are particularly active throughout Adelaide and South Australia, NSW, ACT, Brisbane and Sunshine Coast, Perth and Victoria. We have access to regular and trusted contract valuers in other locations to assist us as needed to deliver a holistic service to national clients.
